Frequently Asked Questions

Moving into a new home is a big step. To make things easier, we’ve answered some of the most common questions renters have about our properties.

Do you allow pets?

We do not allow cats or dogs. Small pets such as hamsters, guinea pigs, fish, or other animals kept in tanks up to 10 gallons are welcome.

We comply fully with ADA and Fair Housing regulations. Service animals are permitted only with proper documentation from a licensed medical professional, as required by law. Documentation will be verified before approval.

Tenants are responsible for any damages caused by themselves, their guests, or their animals, including service animals.

What is considered Prohibited Conduct?

All of our rental homes are strictly non-smoking. Smoking or vaping of any substance—including cigarettes, cigars, pipes, e-cigarettes/vapes, and marijuana—is prohibited inside the home, on porches, and in any interior or common area. If smoking outdoors, Tenant must keep smoke away from doors and windows and dispose of all smoking materials in a non-combustible receptacle; cigarette butts may not be left on the ground.


Tenants and guests may not engage in illegal drug use, possession, or distribution, nor in criminal behavior, public drunkenness, DUI-related activity, violence, or conduct that threatens the safety or peaceful enjoyment of neighbors or other tenants.

Any such conduct is a material breach of the lease and may result in termination of tenancy, eviction, charges for cleaning or remediation, and any other remedies permitted by Pennsylvania law.

What's included in the Rent?

This Lower Oxford Township home includes water, sewer, and approximately half the electric costs thanks to the roof-mounted solar array.

Tenants are responsible for remaining electric, heating oil/propane (if applicable), internet, phone, and cable. Tenants also handle routine lawn care, hedge trimming, snow removal, and weekly trash removal.

How much parking is available?

Every home has it's own driveway with space for multiple vehicles. No Crowded apartment lots. Prior tenants have squeezed 6 vehicles on the driveway at this Lower Oxford Township unit, using a diagonal method. Four vehicles fit comfortably allowing all 4 to exit without driving across the lawn and no-one needs to shuffle or move their cars. If your family has a lot of drivers, we're happy to share our recommendations based on past experience.

Can I garden or raise chickens?

Yes — many of our homes have space for gardening, and previous tenants have successfully grown vegetables and flowers. Small flocks of chickens have also been raised at certain properties without any issues with the township, as long as they are well-kept and not disruptive. This home in Lower Oxford Township already has nice patch of tomatoes and squash growing in the backyard, ready for harvest.

Are your homes managed locally?

Yes. We’re a local family-owned property management company. All of our rental homes are owned by small private landlords and our handyman lives just minutes from the properties for fast, reliable service.
